Who we are

Habiting is a residential co-living operator managing furnished homes across Barcelona and Paris. We lease properties directly from owners, prepare them to a professional standard, and manage every guest and every detail from move-in to move-out — so you get the income of a rental without the demands of being a landlord.

Habiting was founded by Niccolò Serratt, who spent over a decade in hospitality before launching the company. After years living in London, Paris, and Barcelona — and just as many years navigating shared flats and traditional tenancies — Niccolò saw a clear gap in the rental market: owners deserved a model that was more reliable, more transparent, and genuinely easier to live with.

Beyond running Habiting, Niccolò writes on travel for Condé Nast Traveller, El País, Fodor's, and TripAdvisor. That perspective shapes how we work: we know what makes a space worth living in, and we bring the same standards to every property we manage.
